BOD has carried out the implementation of the BIM methodology in Habitat Inmobiliaria within the company’s digital transformation strategy that supports the company’s Expansion Plan. The implementation process begins with a consulting phase that aims to know and evaluate the procedures, workflows and existing internal structure, to later prepare a report containing the impact of the methodology on the organization and all the changes to be done for adoption.
All this prior knowledge allows BOD to begin with the development of the company’s BIM Standard, which is made up of a Template for Revit, the BIM Execution Plan and the BIM Specification documents. The Revit template will serve as a pattern for the realization of all the projects carried out by Habitat, regardless of which company it oversees its drafting. The BIM Execution Plan and BIM Specification documents will collect the particular Habitat standards for the production of models, whose objective is to achieve standardization of all the projects developed under this methodology. In this way, they ensure that all projects share the same quality level qualitatively and quantitatively, and that they present a more homogeneous and uniform appearance.
Within this BIM implementation process, several trainings are included for the whole Habitat’s technical team, to ensure that they become familiar with the aspects of working under this methodology and with all the personalized workflows developed in the standard. Likewise, to assess the proper functioning of the methodology and validate all the procedures embodied in the developed standard, a pilot project has been carried out for which the promotion El mirador de Santander has been chosen.
Since 2018, BOD is acting as the Habtiat’s BMO (BIM Management Office) em>. This service covers two fundamental aspects: first, technical advice to all the teams with which Habitat works throughout the design phase, verifying compliance with the Design Manual and the BIM Standard, conducting audits so that the quality of the projects are as required. For this, BOD has made available to Habitat a team of dedicated auditors with extensive experience in carrying out this supervision. Secondly, the BMO is in charge of updating the Habitat’s BIM Standard, making the necessary modifications to keep it up to date with the latest developments in the sector and new technologies.
