BOD has developed the Generali BIM Standard, focused on improving the management of its assets through the digital transformation of its procedures.
During the consulting phase, our digital transformation team detected the need to integrate the information from the different management tools used by Generali, with the aim of breaking down the existing information silos and facilitating a more friendly consultation interface. On the other hand, inconsistencies were found between graphic documentation of the same building, so mechanisms were established for the standardization of the formats and generation of the documents used by the departments in the company, automating their extraction from the BIM model.
Correspondence between documents, updated planimetries, legibility of information or availability of sales tools, were some of the premises that made the Generali BIM Standard, composed of a Specification where the modeling criteria are defined to obtain the maximum performance of the models three-dimensional, a BIM template, to have the necessary means to prepare the projects, and a BEP (BIM Execution Plan) to control them.
The development of a pilot project, based on the building that Generali owns at 21 Alcalá street in Madrid, made it possible to evaluate the correct operation of the proposed BIM strategy. Several field visits, together with the scanning of certain parts of the building using point clouds, made it possible to generate quality graphic documentation that ensured its faithful correspondence with reality.
Once the digital twin of the asset had been modeled, it was connected to the tools used by Generali for the management of both the spaces and the equipment susceptible to maintenance.
BIMUX, the proptech tool developed by BOD, has been the chosen solution for the management of the digital twin and the integration of the maintenance and property management systems used by Generali with the 3D model of the asset. BIMUX is also used as a common repository of information unifying graphic and written documentation, ensuring that both are always up-to-date through the automatic routines it incorporates.
Thus BIMUX facilitates the decision-making process at Generali’s management level.
